A Note From Mark
One of the biggest financial decisions you will make deserves a clear plan.
Selling a home is a big step. My goal is to make the process clear, organized, and as stress-free as possible. I combine hands-on knowledge of homes and construction with professional photography and modern marketing to present your property at its best.
Before real estate, I served more than seven years on active duty in the U.S. Marine Corps, including two deployments in support of Operation Iraqi Freedom. I am also a graduate of the University of Wisconsin-Platteville.
That background, along with years in operations management, shaped how I work: attention to detail, anticipating problems before they happen, and following through on every deadline.

Our Listing Process
Nine steps from first conversation to closing day.
Here is exactly what to expect when you sell your home with me. No surprises, no guesswork.
Start With Step 1-
01
Listing Consultation
A no-pressure conversation, at your home or by phone, about your goals, timeline, and what matters most to you in a sale.
- Walk through the home together and note its strengths and anything that needs attention
- Talk about your ideal move date and where you are headed next
- Answer your questions about the process, costs, and what to expect
-
02
Pricing Strategy
Pricing right from day one is the biggest factor in how quickly and how well a home sells.
- Comparative Market Analysis (CMA): recent sales, active competition, and expired listings in your area
- Review of current market conditions in Dodge County and the surrounding area
- A recommended list price range, with the reasoning behind it
- Estimated seller net sheet so you know what you can expect to walk away with
-
03
Listing Agreement and Disclosures
Once we agree on a plan, we put it in writing and complete the required paperwork.
- Sign the listing contract, including list price, term, and compensation
- Complete the Wisconsin Real Estate Condition Report (RECR)
- Lead-based paint disclosure for homes built before 1978
- Gather helpful documents: utility costs, tax bill, survey, warranties, and recent improvements
-
04
Preparing Your Home
Small, targeted improvements often make the biggest difference in buyer impressions and offers.
- Personalized prep checklist: repairs, decluttering, and curb appeal
- Staging advice to highlight space, light, and flow
- Recommendations for trusted local contractors, cleaners, and handymen if needed
- Optional pre-listing inspection to address surprises before buyers find them
-
05
Professional Photography and Marketing
Most buyers see your home online first. We make that first impression count.
- Professional HDR photography, edited for true-to-life color and light
- Compelling, accurate listing description written to attract the right buyers
- MLS listing with syndication to Zillow, Realtor.com, and other major sites
- Social media promotion on Instagram and Facebook
- Signage, feature sheets, and targeted outreach to local agents
-
06
Going Live and Showings
When your home hits the market, I manage the activity so you do not have to.
- Coordinated showing schedule that respects your routine
- Open houses when they make sense for your property
- Feedback from buyers and agents shared with you after showings
- Regular updates on online views, interest, and market response
-
07
Offers and Negotiation
When offers come in, I review every detail with you, not just the price.
- Side-by-side comparison of offers: price, financing, contingencies, and closing date
- Clear explanation of each term so you can make a confident decision
- Skilled negotiation to protect your interests and your bottom line
- Handling of counter-offers and multiple-offer situations
-
08
Under Contract
Accepting an offer is a big milestone. There is still work to do, and I stay on top of every deadline.
- Coordinate the home inspection and negotiate any repair requests
- Work with the buyer's lender on the appraisal and financing timeline
- Communicate with the title company, attorneys, and the buyer's agent
- Track every contingency date so nothing slips through the cracks
-
09
Closing Day
We finish strong and make the handoff simple.
- Review the closing statement with you ahead of time
- Final walkthrough coordination with the buyer
- Guidance on utilities, keys, garage openers, and moving logistics
- Sign the paperwork, hand over the keys, and celebrate

Step 5, Up Close
Most buyers see your home online first. Every listing gets professional photography, from interiors to aerial drone views, so the first impression is bright, accurate, and true to life.
Recent Listings
A look at how recent listings were presented online.

Country Homes and Acreage
Selling land, a hobby farm, or a home in the country?
Rural properties need a different playbook. Buyers want to see the whole parcel, understand the systems, and picture how they will use the land. With hands-on construction experience and professional aerial photography, I know how to present these properties and what questions buyers will ask.
Aerial photography
Drone photos and views that show the full lot, tree lines, outbuildings, and access.
Well and septic ready
Guidance on well water testing and septic inspections so buyers and lenders are not caught off guard.
Boundaries and surveys
Help gathering survey, easement, and lot line information buyers will ask for.
Outbuildings and land use
Barns, sheds, gardens, and pasture presented as real value, not afterthoughts.

How do you decide on a list price?
I prepare a Comparative Market Analysis using recent sales, active competition, and expired listings near you, then adjust for your home's condition, updates, and lot. You get a recommended price range with the reasoning behind it, plus an estimated net sheet.
Do I need to make repairs before listing?
Not always. During the walkthrough I will point out the few improvements that tend to pay off, and the ones that are not worth the money. An optional pre-listing inspection can help you avoid surprises later.
What disclosures do Wisconsin sellers have to provide?
Most sellers complete the Wisconsin Real Estate Condition Report (RECR). Homes built before 1978 also need a lead-based paint disclosure. I will walk you through each form so it is accurate and complete.
How long does it take to sell?
Preparation usually takes one to three weeks. Time on market depends on price and current conditions. Once you accept an offer, closing on a financed purchase typically takes about 30 to 45 days.
Do I have to leave for every showing?
Showings are scheduled around your routine, and buyers generally tour more comfortably when the seller is out. I share feedback with you after each showing.
Is the consultation really free?
Yes. The listing consultation and pricing review come with no cost and no obligation.
